and simple to do business with us. Here are the 2 easy steps you need to take to get on your
way to funding your commercial property or project through our 'Preview' process at no cost to you. You will be working closely
with your Loan Consultant through these steps.
- Complete (Type-in) our Commercial
Executive Summmary Form (MS Word format, found at the bottom of the page) and submit it to Your Commercial
Loan Consultant or us via e-mail or fax with Your Loan Consultant name at the top. E-mail to info@awfinancialsolutions.com. Or fax to (602) 971-2989. We will 'Preview' your package at no cost to you to find out the specific
facts relating to your project. Remember, lenders care about facts...so we need the most factual, verifiable information you
can provide**.
- After the Preview, your commercial loan consultant will contact you for a conference call
with our corporate office for the details about your project. On that call, we should be able to give you a verbal confirmation
on whether or not we can use our creative strategies and solutions to help you get your project funded tailored to your needs.
If we believe we can, then we will request some additional documentation required by all lenders in order to formally submit
your loan proposal. After we receive the required documents, we will send out 1) an LOI (Letter Of Interest) to
you usually within 2 business days (some types of projects may require up to 5 days for the LOI), and 2)
a copy of our Broker Agreement.
To Move Forward And Get Your Final Approval And Your Project Funded
5 Simple Steps
- Once you receive the LOI and our Broker Agreement, you need to review the loan terms and conditions
listed on the LOI. Your commercial loan consultant will help answer any questions concerning these documents.
A conference call may be set up again with you, your consultant, and our corporate office to discuss the details and answer
any questions you may have.
- To move forward with your loan, you need to fax, email, or mail the Letter
of Interest,the Broker Fee Agreement, and any additional requested documentation to
A&W Financial Solutions. As soon as we receive all these forms, we will submit your final loan proposal
to our lender(s).
- The lender(s) will then review your loan proposal and issue a formal 'Letter Of Commitment'
to you in writing and they will let you know about any additional documentation they may need.
- Once they receive all of the documentation they requested, they will order the due diligence on your
project and begin underwriting the loan.
At final approval, a closing day and time will be set to fund
your loan.
Documents Needed To Issue An LOI
Please note that each of the forms below are in MS EXCEL format. When you download the forms
below, simply click on the link, then choose 'Save' to save it to your computer in whatever file folder you choose. Then,
you can complete the form on your computer, save it, then e-mail it in to us when completed.
- Copy of the Purchase & Sale Contract
- Property Photos (If available)
- 2 Yrs Business and Personal Tax Returns (Full
Doc loans only)
- Income and Expense Form (This form encompasses last 2 yrs)
- Multi-family (5+ units) Rent Roll Form (Income Producing Property
only), OR
- Commercial Property Rent Roll Form (Income Producing Property
only)
- Owner Occupied Supplemental Application (Owner occupied properties
only)
In addition to these common documents, we will also need to know the following:
- Area description of property/project
- How much cash-on-hand is available for down payment
- Credit scores of owners/principals
